What Works Best in a Rental Property
Securing a reliable, trouble-free tenant is a key aim of all landlords. In order to attract great tenants, rental properties need to offer what tenants want. But what do they actually value in a private rental property?

A new study has highlighted to top attributes and the least attractive features. The results are interesting:

Top Five Attributes
1: Pets allowed 14%
2: Unfurnished 12%
3: Garden 11%
4: Off-Street parking 9%
5: Quality of décor 7%

Bottom Five Attributes
1: Dryer 1%
2: King sized bed 1%
3: Balcony 1%
4: Dishwasher 1%
5: New build 2%

The survey was conducted by lender Landbay, whose director Deborah Mudway said: “This will make interesting reading for landlords, who could be forgiven for believing little luxuries like a dishwasher, dryer and even a king-sized bed make all the difference for tenants. In fact, nothing could be further from the truth.”

Jason Dyer of JTM Homes comments: “These results mirror our experience of matching tenants to properties, although in London pet-friendly properties are not at the top of the list and being close to public transport is an important consideration.”

He adds: “When landlords know what renters want, they can create  happier, more prosperous relationship. This will benefit both parties in the long run. We are happy to offer feedback based on our north London experience.”
