Energy Performance Certificate

Free EPC's

An EPC is legally required document that reports on the energy efficiency of the property you are selling. You are legally required to order an EPC before you market your property and the EPC must be made available to potential purchasers at the earliest opportunity. 

The energy inspection will be carried out by one of our in-house domestic energy assessor who will consider elements such as insulation, glazing materials, the size of the property, construction materials and the way in which the property is heated.

The Energy Performance Certificate will provide indicative graphs and an energy efficiency rating on a scale from A to G. The report will also suggest ways in which the energy efficiency of the property can be improved, helping to lower bills and reduce emissions.

We employ our own Accredited Energy Assessors who can carry out the Energy Performance Certificate at short notice, ensuring your property is fully ready to place on the market in the shortest time possible.

Free Professional Photography

Many vendors comment on the quality of the photographs that we provide, comparing them to the images that were supplied when they first bought their home. It’s less to do with the equipment and more about composition, lighting and most importantly an eye for detail.

Once instructed

A full ‘Marketing Visit’ will be made at a suitable time to suite you, where the floor plan and property details are produced along with internal and external photos being taken.

We prefer to carry out all the viewings on your property, this enables us to provide a service to you and also obtain important feedback from our buyers.

Agreeing an offer

Our sales team have full knowledge of the ‘Conveyancing Process’. Once you have accepted an offer on your home they will liaise with the solicitors, mortgage brokers and surveyors, enabling them to give you regular up to date reports and allowing the sale to progress to completion as swiftly as possible.
