Our services

We offer three options, depending on the level of service required. Our fees are tailored to ensure that they are competitive, whilst maintaining a service of the highest standard.

All three services are charged and calculated as a percentage of the rent.

Letting Service

Included in our letting service:

  • Carry out initial assessment of the property and provide our opinion of the expected rental value, furnishings and other pertinent matters.
  • Advertise the property as necessary or appropriate at the agreed rental.
  • Instruct qualified Assessor to carry out an EPC, when requested by you.
  • Introduce a prospective Tenant for the property.
  • We will instruct an independant reference company to apply for appropriate references on prospective Tenants on your behalf (but not including any charges for further company investigations should you request these). We hold no responsibility for the accuracy of those references or the information contained within them.
  • Negotiate the terms of the tenancy between you and the Tenant.
  • Instruct qualified engineers to carry out gas and electrical safety checks when requested by you. The cost to be debited to your account.
  • Arrange for the preparation of an independant inventory prior to the commencement of the tenancy, when requested by you. The cost to be debited to your account.
  • Arrange for the property and carpets to be professionally cleaned prior to the tenancy, when requested by you.
  • Prepare and ensure that an appropriate tenancy agreement is signed by the Tenant. Unless we recieve written instructions to the contrary we will use our standard form of Tenancy Agreement. Draft copies are available on request for inspection. Although our documents are reviewed and updated regularly, we must advise you that we are not solicitors. You should consult your own solicitor if you require further information about your rights and obligations as a Landlord.
  • Collect the first months rent and the deposit paid by the Tenant. Unless otherwise agreed, the deposit will be a sum of equivalent to six weeks rent.
  • The deposit will be held by the Landlord in accordance with the Tenancy Deposit Scheme. If requested by you, we will hold and protect the deposit with our chosen Tenancy Deposit Scheme, The Dispute Service. The cost to be debited to your account.
  • We will use our best endevours to arrange for a standing order to be set up so that the Tenant can send future rent payments into the nominated bank/building society.
  • Approximately three months prior to the end of the expiry of any fixed term contract, we will write to both you and the Tenant to enquire whether both parties wish to extend the tenancy. We will extend or renew tenancies and execute any Extension of Tenancy Agreement on your behalf. When, and if required, on receipt of written confirmation from you, we will serve the appropriate notice to end the tenancy. We would request a minimum of three months written notice to facilitate this notice. When you employ JTM HOMES as your Letting Agent, you agree to pay us an overall fee for our service. Part of this includes an agreed renewal fee, which you pay if the Tenant stays on in the property. This part of the overall fee is agreed when JTM HOMES is first instructed.

Rent Collection

In addition to the letting service outlined, included in our Rent Collection Service:

  • Demand and make reasonable efforts to collect rent from the Tenant on your behalf, short of issuing court proceedings.
  • Forward net rents to your nominated bank account within 10 working days after receipt of cleared funds.
  • Prepare and submit monthly statements to you and/or your Accountant.

Management

In addition to the letting and rent collection service outlined, included in our management service:

  • Deal with day to day maintenance issues. The cost to be debited to your account.
  • Pay your regular outgoings if requested for the property out of your available funds held by us. Including bills for ground rent, service charges and maintenance charges - but excluding mortgage payments, buildings insurance and contents insurance.
  • Carry out a routine visit to the property twice a year and send you a written report.
  • Arrange and pay from your rent recieved the costs of any cleaning and minor repairs, on a change of tenancy, during our management appointment.
  • Record and prepare for gas safety and tenancy renewal dates.
  • Arrange the return of the deposit at the end of the tenancy, if the deposit is held by us.
